The Nová Nuselská apartment project will comprise a total of three separate structures. Each will seamlessly connect to the surrounding buildings in terms of height and architecture, including typical gable roofs. Following completion of the buildings, which should occur late next year, a five- to seven-storey complex will have been constructed providing 146 Smart Living units. The apartments will be from studio to 3-bedroom in size. The buildings will be very energy efficient, and as such all buildings will receive Energy Performance Certificate Class B ratings.
Future residents will undoubtedly appreciate that the site will also incorporate a courtyard. Over an area of around 4 200 m2, the courtyard will be planted with lush greenery and equipped with benches and other furniture for relaxing. The site is located directly opposite the rising Na Jezerce street, which also provides a vista into the courtyard. It is bounded by Nuselská, V Horkách and Kloboučnická streets. The underground garages will be accessed from V Horkách.
TNová “Nuselská” will also incorporate a number of commercial premises to serve the needs both of future residents and the general public. These stores and services are planned to be located near Nuselská street.
Design and architecture has been secured by the AGE project studio. Trigema is investor, developer and builder for Nová “Nuselská”.
The Nusle Dairy premises were originally established around 1900. In recent years, however, the site has no longer served its original purpose and has been used mainly as a storage site.

Trigema has already completed a number of successful residential projects in Prague-Radotín, Jinonice, Stodůlky, Hostivař, Modřany, Roztoky u Prahy and in Letňany. These projects have involved the construction of twenty apartment building containing over 1 300 new apartments.
Besides residential construction, Trigema has also been involved in other developments. In 2006, we opened the Academic hotel and congress centre in Roztoky u Prahy. Trigema also implemented the Monínec modern recreational resort project. Within the tourism segment, it completed the highly unconventional Cyberdog project in 2019, which is a unique winebar in Nové Butovice served by robots. .
In summer 2011, we completed construction of the VTP Roztoky. (a science and technology park with business incubator and transfer technology centre – a new centre for research and development for startup or established companies mainly in the automotive industry, but also for researchers and developers from the Czech Technical University’s Mechanical Engineering Faculty), with construction of the similarPV Roztoky. project completed in 2014.
Our company has also received awards in the competitions Industrial Property of the Year, Building of the Year and also Tour Region Film for its advertising spot for the above detailed Monínec centre.
The sole vendor of the Nová “Nuselská” is Trigema Development s.r.o. Construction will be supplied by Trigema Building a.s. The architectural design was produced by AGE PROJECT (www.ageproject.cz).

In planning each of our projects, we endeavour to think of the future and design our buildings so they serve their purpose in the long term and do not unnecessarily burden their surroundings or the environment. As such, in selecting a location and planning a project we take a look at the surroundings and current buildings and endeavour to ensure our project further develops the neighbourhood’s planning concept.
Sustainability naturally also involves materials and quality workmanship. In all our projects, we endeavour to achieve the maximum energy efficiency, mainly through choosing appropriate materials and ensuring careful workmanship. This means we save our residents money in energy costs and reduce the burden on the environment. We insulate wisely to ensure we achieve the best results without excessively increasing the construction budget – we don’t put forward any objectives we want to achieve at any price; we simply want to save your money and the environment where we can.
We place high demands on the materials we use in construction, and careful workmanship in construction. Just as poor-quality bricks can devalue an otherwise good project, so poorly implemented construction work means the building loses the benefits of the high quality materials used. We are just as uncompromising on our suppliers as we are on our own workers, in order that we can offer you products and services of the highest quality.
Our goal is to offer you a high quality smart home or other services at a good, and especially fair price. As such, we do not add any discounts or other special offers for selected clients to our final prices. The prices detailed on our website are final, and in contrast to some of our competitors, we do not overstate them in order to provide apparently generous discounts on them.
We apply a similar approach to our suppliers. We do not look for the lowest price, but rather value for money. Nor do we exploit the tradespeople on our construction sites, cheating them out of their well earned money. In the same way, we have no place for favouritism, protectionism and bribery, and we say goodbye forever to any supplier that attempts to buy a job from us.
We won’t take part in a race to the bottom or a price war, we don’t try to destroy our rivals – we offer a fair price for products and services we believe in and we endeavour to do this honestly.

In 2015, the scope of Trigema Smart Living concept projects gradually expanded to cover the whole of Prague. In autumn of that year, Phase I of our SMART apartments were completed in Nové Butovice, and Phase II was completed in summer 2016. In winter 2015, the CLB@Letňany project launched sales, and this was completed in under two years and entirely sold out even before final inspection approval was awarded. Projects in Horní Měcholupy (approved in autumn/winter 2017), Lužiny, Řepy and Plzeň are currently being sold and implemented. Plzeň is the first project ever implemented outside the capital. A number of residential projects are currently in various phases of preparation. To the present day, the company has completed over 1600 apartments across the whole of Prague.
The small-scale CSV@Řepy project perfectly illustrates the essence of the Smart Living concept. A modest building to grow up in a quiet villa neighbourhood in place of the current dilapidated building.
You can experience a very peaceful atmosphere just a few minutes from the buzzing metropolis. A rural style of life dominates Čistovická street. In place of the current dilapidated and unused building, a five-storey residential project will rise up with 21 apartments and a further three non-residential premises. CSV@Ŕepy best characterizes the idea behind Trigema’s Smart Living concept: it will be a modest building which will develop its immediate neighbourhood; the number of apartments marks the socially richer nature of the accommodation, and its standards ensure a high quality of living.
Trigema Smart Living is expanding into regional cities. The first project prepared is an apartment building with 82 apartments within the greater centre of Plzeň (Kollárova street). This apartment building accommodates the requirements for modern, smart, yet financially affordable homes. 82 new carefully designed apartments are to be constructed in this elegant grey and white building with petrol-coloured glass fittings, and their nature will satisfy a wide spectrum of clients. A number of renowned Prague design studios are involved in the architectural design, and they bring the perspective of an individual client with all the needs of everyday living into the project.
The architectural design for the SMART LIVING @Nusle (Nová “Nuselská”) project was produced by the AGE project studio.. AGE project, s.r.o. is a design studio founded in 1995 and prospering ever since. Over more than 19 years of operation, it has implemented dozens of projects, mainly in residential living.
